(1)- Creating Technical Drawings: Drafters are responsible for creating detailed technical drawings based on specifications provided by engineers, architects, or designers. These drawings may include plans, elevations, sections, and details. (2)- Using CAD Software: Proficiency in computer-aided design (CAD) software is essential. Drafters use these tools to create and modify drawings efficiently and accurately. (3)- Following Standards: Ensure that drawings comply with industry standards, codes, and regulations. This includes dimensional standards, symbols, and notation conventions. (4)- Collaborating with Engineers and Architects: Work closely with engineers, architects, and other professionals to understand project requirements and incorporate their feedback into the drawings. (5)- Detailing and Documentation: Provide detailed documentation and annotations on drawings, including materials specifications, dimensions, tolerances, and manufacturing methods. (6)- Reviewing Designs: Review and verify designs for accuracy, completeness, and adherence to standards before finalizing and releasing them. (7)- Maintaining Drawing Files: Organize and maintain a library of drawings, ensuring that revisions and updates are properly documented and communicated. (8)- Problem Solving: Address design issues and recommend solutions during the drafting process, often working as part of a team to find optimal design solutions.

Cost Estimation and Budgeting - Prepare detailed cost estimates for construction, interior decoration and furniture projects. - Develop and manage project budgets, ensuring financial feasibility and profitability. 2. Material and Resource Management - Evaluate material requirements and quantities needed for construction, interior design and furniture projects. - Source and negotiate with suppliers for cost-effective procurement of materials. 3. Project Planning and Scheduling - Collaborate with Project Manager to develop project timelines and schedules. - Monitor project progress and ensure adherence to the budget and timeline. 4. Tender and Contract Administration - Prepare tender documents, contracts, and cost breakdowns. - Evaluate and compare bids from contractors and suppliers, ensuring compliance with project specifications. 5. Cost Control and Financial Reporting - Track and manage project costs, identifying any deviations from the budget. - Prepare regular financial reports and forecasts for stakeholders. 6. Risk Management - Identify potential financial risks and develop mitigation strategies. - Ensure compliance with legal and regulatory requirements in all financial transactions. 7. Quality Assurance and Control - Ensure that the materials and workmanship meet the required quality standards. - Conduct site visits and inspections to verify the accuracy of measurements and the quality of installations. 8. Client and Stakeholder Communication - Maintain effective communication with clients, architects, designers, and contractors. - Provide regular updates on project costs, timelines, and any issues that arise. 9. Dispute Resolution - Resolve any financial disputes or discrepancies with contractors and suppliers. - Provide support in negotiation and mediation efforts. 10. Documentation and Record Keeping - Maintain comprehensive records of all project financials, contracts, and correspondences. - Ensure proper documentation for auditing and reference purposes. 11. Reporting to QS Manager - Prepare and submit detailed reports to the QS Manager, including cost estimates, budget updates, and financial analyses.
(1) Project စတင်ဆောင်ရွက်ရန် လုပ်ဆောင်ခြင်း (Site Survey) - Attend the meeting and collect information of clients - Check the site and take the measurement - Thinking the layout functions based on the site information (2) Planning the space for Layout Plan - Develop the plan as per clients' needs and wants and designer's thinking - Collect the reference photos, decide the design concepts (Mood boards) and present to the clients (3) 3D Conceptual Design and Visualizations - Modelling the 3D design based on the proposed plans - Choosing the materials, lightings, colors and loose furniture - Present to the clients such as 3D render images with material samples (4) Working Drawing Stage - Draw the plans, elevations, sections and details for each item - Discuss the MOS with QS, Operation Team and Procurement (5) For Ongoing Construction Process - Revise the drawings and 3D renders as per project manager, clients' changes and depending on the material stock - Check the site construction based on the designs/ drawings depending on the designers' schedule - Revise the designs and drawings depending on the on-site measurements (6) Material Survey - Research the new designs and materials once a month - Attend the meeting with material suppliers
- Review and analyze the site drawing (site plan, elevations and dimensions etc.) - Assiging and instruct tasks to labour properly on the site. - Monitoring the ongoing works to ensure and align with the drawing and specifications. - Collaborating with the sub-contractors, clients and project cordinator. - Provide the technical advise site labours and sub-contractor. - Managing and monitoring the job scope are completed on time within site budget and align the specifications. - Prepareing the site material usage and balance on the site. - Managing the materials receiving and review the material usage. - Scheduling the upcoming material, manpower and site expenses requirements. - Report daily site progress and material usage. - Arranging the safe and clean daily on the site. - Other job-related duties assigned by the management.
- Prepare project documents to assist the project manager (project plan, drawing, budget, schedule, scope, etc.). - Maintaining and monitoring project plans, project schedules, work hours, budgets, and costs. - Coordinate the allocation of project resources to complete on time. - Monitoring project progress and status reports for the project manager - Supervise the materials for the project procurement process. - Organizing and coordinating with site engineers - Meeting with clients to assess their needs and define project requirements. - Ensuring project deadlines are met. - Report to the project manager for project changes. - Overseeing the project contractor bills and reporting to the project manager. - Coordinate the site engineers, QS, and subcontractors. - Providing administrative support as needed. - Coordinate testing, commissioning, and official recording. - Site inspection by check list and reporting defect items to the project manager. - Assist the project manager in the project handover process. - Prepare reports for daily, weekly, and monthly reporting to the project manager. - Other job related duties assigned by the management.
